We got back our sellers presentation today, and it was good news. The comps that she pulled for the report varied in the number of days on the market from 1 to 15, and all but 1 actually sold for over the asking price. She came to about $365,000 to $370,000 for a likely listing range (at least as of now) for the condo. She also was able to include a piece in the report that helps spell out net proceeds from the sale after closing costs, fees, etc. That will give us a decent return on the sale of the condo and help with the overall math for planning the money available for the new home build.

Building a house is a huge undertaking for those who haven’t done it before. There are so many moving parts and pieces not only before you start, but for sure as it eventually gets going. If you would like to see a very detailed series on the traditional building of a whole house from lot purchase and development to the final walk through, I can’t recommend the Spec House series on the Essential Craftsman YouTUbe channel enough. If you’re thinking of building and designing your own house, there’s a video in the series which is entirely focuses on the thoughts about home design, layouts, considerations, and costs. If you want to see a good series on (basically) a new home build that grew out of an originally planned remodel that focuses heavily on building science along the way, Matt Risinger has a good video series that he did on that which is linked below. I’ve mentioned Matt below as an inspiration early on for some of my ideas on building science and energy efficiency details.
